A homeowner in Walnut Creek reached out to me about replacing a deteriorating side deck and stair. The existing structure was old and in poor condition, and the client knew he would need a permit to build something safe, up to code, and well designed.
The goal was straightforward: remove the old deck and replace it with a new wood-framed structure that would serve the same function, but meet today’s structural and safety requirements. That meant new framing, properly designed stairs, a new guardrail, and a complete set of drawings for permit submittal.
I measured the site, documented the existing conditions, and worked with the client to lay out a new stair run that fit the property and met code. Together, we explored several design directions for the guardrail and ultimately landed on a simple, modern solution: wood rails with metal mesh infill.
Partway through the permitting process, the client discovered that there are existing underground utility lines running beneath the footprint of the proposed stairs. We had to revise the design to avoid interfering with those lines and rework the structural support system to accommodate a new layout.
That change required a permit resubmittal and additional coordination with the city’s building department. I worked directly with the engineers at the counter to explain the changes and provide the necessary calculations and details. After a round of revisions, we arrived at a structural solution that worked for both the site and the building department.
As of this writing, the deck is under construction. Once it’s complete, I’ll share photos of the final result here. In the meantime, this project is a good example of how even a small deck replacement can benefit from thoughtful design and a clear process.
